We're looking forward to hosting you! Detailed Description: Upon your arrival, ascend three steps to access the house using the provided door code. The main floor offers two bedrooms, a bathroom, a cozy living room, a dining area, and a fully-equipped kitchen. You'll find extra blankets, pillows, and luggage racks for added convenience in each closet. The upstairs bathroom features a spacious shower along with towels, soap, conditioner, body wash, and a hair dryer. The bright and inviting living room is an ideal spot to unwind with a book from our mini-library or catch your favorite shows on TV. The kitchen boasts ample counter space and includes everything you need to prepare a delicious meal (just bring the food!). The dining area comfortably seats six at the table and two at the bar. French doors in the dining room open to a patio equipped with seating and a gas grill. The private backyard is fenced and features a patio table with six chairs, as well as artificial turf with corn hole for outdoor fun. Heading downstairs to the garden level basement, you'll find the master bedroom, complete with a king-sized bed. The adjacent bathroom, accessible through the bedroom, offers a shower and the same amenities as the upstairs bathroom. Across the hall from the master bedroom is a flex/family/rec room that can serve as a 4th bedroom if needed. This room includes a closet, egressed windows, and doors for privacy. You'll also find a sofa bed, TV, games, and a foosball table in this versatile space. Please note that the fireplace is not functional. The laundry room, equipped with a washer and dryer (no extra charge!), is accessible through the family room and master bedroom. We're properly permitted in the city of Colorado Springs with permit #STR-0718. Things to Keep in Mind: This is one side of a duplex, sharing a wall with another unit. The basement level may be cooler than the upstairs, so we provide plenty of blankets, but please pack accordingly. Three rooms are set up as bedrooms, while the downstairs living room can be used as a recreational room or bedroom if needed. Uncontrollable Circumstances: No refunds will be given for events outside of our control including but not limited to electrical outages, internet outages, city water shut offs, weather, and any other disruption outside of our control. Parking: Please use street parking in front of the house if available (which is rarely occupied) or find parking around the corner. Location: Colorado Springs offers an abundance of activities, and The Turquoise Door is centrally located with quick access to I-25, Academy Blvd, and Woodmen Rd, making it effortless to explore the city. Your adventure awaits! •10 minutes to the Air Force Academy and Pro Rodeo Hall of Fame •15-20 minutes to Garden of the Gods, downtown, Old Colorado City, Glenn Eyrie Castle, Space Museum, and Olympic Training Center. • 20-25 minutes to Manitou Springs , Cheyenne Mountain Zoo, Cave of the Winds, and Manitou Cliff Dwellings. • 25-30 minutes to entrance of Pikes Peak, The North Pole, Green Mountain Falls, and Woodland Park. While we are located in town, an encounter with a dangerous animal is unlikely but not impossible. Such animals include (but not limited to) bears, rattlesnakes, poisonous spiders, mountain lions, coyotes. An internet search will tell you everything you need to know about the flora and fauna of Colorado Springs. Lease Agreement: By booking this property you are agreeing to the the rules and lease agreement as laid our in the rules section. Guest/Host Interaction: This is a self-check in property but we are dedicated to making your stay a 5-star experience. Please message us immediately if there are any problems and we will do our best to correct them in a timely manner. We live in the neighborhood but like to give guests their space. Other Details to Note

Although the house can accommodate 8 guests, please be aware that there are only two bathrooms, and the water heater may not support 8 consecutive showers (no bathtubs). When both showers are in use simultaneously, there may be a slight decrease in water pressure. We supply a generous starter supply of household essentials such as toilet paper, tissue, and laundry/dish soaps.

House Rules

We are happy you are considering our property! We believe most people are kind, honest, respectful, and have good common sense. These rules are for the few who may need a reminder. By booking our property you are agreeing to the following rules and the following short term lease agreement. Please NO UNREGISTERED guests on the property. Unregistered guests will result in a fine or may be asked to leave. NO SMOKING of anything or VAPING in or near any opens windows of the house. We have a commercial fire alarm and it is very sensitive. Smoking in our near open house windows will result in a forfeit of your deposit plus any additional cleaning charges. Please use cutting boards. No cutting on the butcher block counter. Also wipe up spills and don't leave liquid on the counter. Please do NOT set anything hot directly on the counter. Use hot pads. Please do NOT pour grease or large amounts of food down the drain. Rinsing off plates and such is totally fine. Quiet hours are from 10:00 PM to 7:00 AM. We live right next door and will give you the same courtesy. :-) We are a child-friendly house but NOT a child-proof house. Please keep and eye on children to prevent accidents and damage. Please report any damage immediately. While we love animals there are no pets allowed. Please lock doors and turn off lights when you leave. This goes without saying :-) but please do not take towels, bedding, decor, kitchen supplies, bathroom supplies, unused cleaning supplies or anything that you didn’t bring with you when you leave. All items are accounted for between guests. We are trying to keep our prices reasonable for the area and this helps us accomplish that. Please do not move large furniture. Check out is promptly at 10:00 AM to allow time to properly clean and get house ready for next guests. Thank you for understanding! For your convenience we offer self check-in with a code Please remove shoes. It greatly helps us to keep the house clean as possible for you and future guests by removing your shoes. It also helps the rugs to last longer. White towels are for bath use only please (no hair dye or other staining type products). We do also provide makeup towels/wipes, dish towels, and cleaning rags for your other needs. Primary guest must be at least 24 years old. Please do not turn the AC down lower than 70. If is overworked it may ice up the system which will disable the cooling altogether. Please do not disable or remove smoke or carbon monoxide detectors. If you experience any problems or battery issues, notify us immediately. Please do not flush ANYTHING other than toilet paper down toilet. It will clog. Guests are responsible for plumbing bill should anything other than toilet paper be found. **VACATION RENTAL LEASE AGREEMENT** •Any payments you make are non-refundable. Please read the cancellation policy carefully before booking and consider purchasing travel insurance (Section 2). •Depending on certain circumstances and at Owner’s sole discretion and goodwill Owner may issue you a future travel credit for future use as your sole and exclusive remedy (which are subject to certain restrictions set forth at issuance including that travel credits are non-transferable and must be used 2 years from issuance). •You are releasing Owner and the homeowner from certain types of liability and agreeing to assume certain risks on behalf of yourself and each individual present during the stay you are aware that traveling may increase your risk of contracting COVID-19. •This Agreement requires claims to be resolved through Arbitration •This Agreement contains a Jury Trial wavier and a Class action waiver By clicking “Book Now” you are acknowledging and agreeing to each term included in this Rental Agreement, which specifically includes each of the above-described terms and conditions, as well as any applicable rules, policies, terms or conditions specific to the property: BOOKING TRANSACTION: This Agreement is between OWNER and the individual completing this booking transaction for the Vacation Rental (“GUEST/OCCUPANT”). These rules are detailed in the description section of the Vacation Rental listing, in an Exhibit A attached hereto, or as otherwise delivered to you, and are incorporated into this Agreement. Please review these terms carefully, as violation(s) may result in additional fees or the immediate removal of you and other members of your party from the Vacation Rental without refund. Further, violation of any law or ordinance by any individual at the Vacation Rental during your reservation will result in the immediate removal of you and other members of your party from the Vacation Rental without refund. DAMAGE/RESERVATION DEPOSIT: A damage/reservation deposit has been paid through VRBO/AIRBNB/BOOKING PLATFORM. The security/damage deposit is NOT applied toward rent; however, it is fully refundable within (14) days of departure, provided the following provisions are met: a) No damage is done to property or its contents, beyond normal wear and tear.
b) No charges are incurred due to contraband, pets, smoking, extra guest fees, or collection of rents or services rendered during the stay.
c) No excessive cleaning required. All debris, rubbish and discards are placed in the trash cans and soiled dishes are cleaned.
d) No linens/towels are lost, stolen, or damaged.
e) The GUEST/OCCUPANT (or any of GUEST/OCCUPANT’S visitors) is not evicted by the owner (or representative of the owner), or the local law enforcement.
f) Prohibited items are not discovered by plumber should the drains get clogged. In that instance you will be charged for the cost of the plumber to unclog drain. FALSIFIED RESERVATIONS: Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit, and/or rental money, and the party will not be permitted to check-in. REPAIRS: The OWNER must be notified immediately if you discover any item that needs attention. END OF TERM: At the end of the term, the GUEST/OCCUPANT shall leave the premises in good condition, items returned to their ordinal locations, and remove all GUEST/OCCUPANT property. WEATHER / ACTS OF GOD: OWNER is not responsible for any weather conditions or acts of god or nature that happen before or during GUEST/OCCUPANT’S stay on premises and no refunds will be made. Duplex is tucked away in a neighborhood but still close to shopping and dining. It's close to the I-25, Woodmen Rd and Academy Blvd making it super easy to get anywhere in city. From this neighborhood you have access to Cottonwood Creek Trail which is part of Pike's Peak Greenway trail system connecting you to all of Colorado Springs.

We stayed three nights for our daughter’s senior weekend at UCCS women’s soccer. The place was great. Close to everywhere we were going. Loved walking the trail be the creek. Quiet neighborhood. Very responsive host.

What you see is what you get! We enjoyed our stay and felt right at home. There were lots of children books and toys available that made it super helpful for traveling purposes. The beds were comfortable and we had everything we needed.

We were very comfortable in this rental, in fact we extended our stay by 3 days. We had two adults and two 18 year old, and there was plenty of room for everyone to spread out and relax after a busy day. The property was extremely convenient to major roads, grocery store, shopping, activities, and beautiful view of the mountains. The kitchen was well furnished with lots of nices "extras", and we enjoyed cooking in it. Brett and Jenn were very responsive to any of our needs. We would definitely stay here again!

Turquoise door was just as we expected it to be. We enjoyed going back to what felt like home after all our adventures around Colorado Springs. Brent and Jenn were responsive to all our questions and helpful in making recommendations. Overall, we had a wonderful experience. My one feedback would be better WiFi connection. At times, it seemed a bit slow, but not a significant issue. We are thankful for a peaceful and comfortable space you have built.

This was a home away from home. It was cozy and had lots to do! They were thoughtful in the amenities and toys. Loved the back yard! Can’t wait to be back!

Please park on the street in front of your side of the duplex or on the side of the house. There is plenty of room. Please don't block the mailbox. It makes our mailman sad.
