Good to know

Thank you for considering our mountain cabin, Serenity House Colorado. Before booking please read the ENTIRE description especially the “Things to Note” and "Rental Agreement" section below. We have done our best to be as upfront and clear about the property as possible. We look forward to hosting you and want you to have a peaceful memorable stay in the Rocky Mountains of Colorado! DETAILED DESCRIPTION: Serenity House is located at the end of a 3.5 mile dirt road. On the first floor you will find a family room with TV and DVD player and sofa bed, a bedroom with a queen bed, and a bathroom with a shower. The main floor is located up a flight of stairs. There you can relax in the living room, cook a meal in the kitchen equipped with modern appliances, play a game around the dining room table, listen to records, or relax on the deck. This floor also has a bedroom with queen bed and a partially updated full bathroom. The large master bedroom is located on the 3rd floor. Get ready in the morning in the large master bath or take a nap in the king size bed. This master bedroom was added later and the heating ducts do not go up to that room. There is a window to the living room (not outside) that promotes heat flow. We also provide space heaters. We’ve not had complaints but we do like our listing to be as thorough as possible! :-) THINGS TO NOTE: •There is NO CELL SIGNAL at the cabin. We do have a landline for LOCAL calls. No international calling, please. Many carriers offer WiFi calling which means you can call and text as usual over Wifi and you can iMessage. However, if you are not comfortable with no cell signal then this is not the place for you. •Internet service is provided by Starlink satellite. Speeds vary throughout the day and range from moderately fast to slow. Video streaming is unpredictable so we have provided a large selection of DVDS. •One of the best features of the cabin is that it’s surrounded by nature. The 5-acre lot is mostly left wild—it’s part of the beauty. (If we cut all the wild grass it would turn brown and wouldn’t sway in the breeze.) Being surrounded by thousands of acres of public lands means you may encounter bugs, lizards, and wildlife. We’ve seen fox, bear, skunk, deer, and other animals in the area. While uncommon, rattlesnakes have been sighted on the property. If you do come across one, please do not approach it—give it space and wait for it to move along. While the cabin is cleaned thoroughly between each reservation, you may still find a few unwanted “guests.” During certain times of the year, small lizards (we think they’re cute), flies, and rarely a mouse might try to make it's home in the cabin. If spiders, lizards, mice, or bugs freak you out, this might not be the property for you. :-D As you will see in the reviews this has not been a major problem but we want all our potential guests to be aware of the possibility! Please do not leave food out. •The cabin is on a sensitive septic system. It is very important that only reasonable amounts toilet paper get flushed down the toilet in one flush. Please do not flush anything (including “flushable” wipes) other than toilet paper down the toilet. In addition, scrape plates into the trash before rinsing them for the dishwasher. Do not put food down the garbage disposal. We thank you in advance for helping to keep our system in good working order! Should we have to call a plumber and non-flushable items are discovered you will be responsible for the plumbing fee. •Plan and bring supplies with you. While there is a small convenience store, Evergreen Station, located within 15 minutes, the nearest large grocery is 40 minutes away in Woodland Park or Canon City. •There is a path down to the creek but it is not paved. The path doesn’t require any special athletic abilities but be aware it’s a simple rustic dirt path with a few rock steps. Something to consider if mobility is an issue. Please watch out for cacti and rocks as well. •The back of the lot borders public land but there are neighbors on each side. Their houses are hundreds of feet away and mostly hidden by trees. (See aerial photo.) Please do not cross the fence and go onto their property. If you choose to venture onto public land please use an app or go to the BLM office for a map to make sure you stay on public land. •The cabin is a peaceful retreat from busy life. It is not set up for guests beyond the maximum occupancy of 8. Please be honest about the number of guests. If you plan to bring more people please make arrangements with us in advance and we will arrange for additional help with the cleaning and add the extra occupant fees to your booking. Parties, large social events, or photo/video shoots are prohibited unless officially arranged with the host. •While we have done many updates to the cabin, please note that parts of the cabin are not “hotel-like” and older. It is a cozy space with character that you will enjoy if you love slowing down, getting away, and soaking in nature's beauty. •There are three stories with two sets of stairs. We believe the master bedroom and bath on the third floor was added on later. It can get colder than the rest of the house and has a space heater if needed. Opening the "window" to the living room also helps. •As a courtesy, we provide a propane grill. We do our best to keep the propane tank filled, however, there is no guarantee that the propane will be filled. If you need propane it can be filled at the Evergreen Station about 15 minutes away. Please exercise caution and please turn off grill after each use and do not leave the grill unattended while lit. Cleaning the grill is NOT included in the cleaning fee. Please be considerate and clean it after use. •There is not an AC but temperatures rarely get high enough in the mountains to need one. There are fans. •Sleeping arrangements: There is a king bed, two queen queen beds, sofa bed, and two foldable mattresses best suited for younger children. There are extra blankets in each bedroom. We do NOT provide linens for the pack-n-play. Each bedroom is on a separate floor. The sofa bed is located on the first floor. •Uncontrollable Circumstances: No refunds will be given for events outside of our control including but not limited to electrical outages, internet outages, wild animal or insect encounters (once again it’s a cabin in the woods you will see animals and bugs and it's possible they may make their way in), fluctuations in creek flow, weather, and any other disruption outside of our control. Colorado has seasons. Sometimes it snows and sometimes it doesn’t. Sometimes it’s green and sometimes it’s brown. All of this is out of our control. •We come up to the cabin between guests to keep up with maintenance. If there is anything that needs our attention please let us know so we can take care of it! •You may notice that the first floor smells different from the rest of the house as it is technically a basement. RENTAL AGREEMENT: After booking this property and paying through Airbnb you will need to send us your email address so we can send you our standard rental agreement. You are choosing to book our cabin using a 3rd party website and not booking direct. Airbnb does not share your info with us. When you book, you are agreeing to submit a copy of your photo ID and your email address. This is standard procedure for professional property managers, just like hotels. LOCATION: Serenity House Colorado is located approximately an hour and 10 minutes from Colorado Springs and two hours and 15 minutes from Denver. It is miles from anything but in the middle of everything which makes it a peaceful retreat and home base for your Colorado adventures. There are many things to do within an hour of the property. • 50 minutes to Royal Gorge Bridge and Park • 25 minutes to Florissant Fossil Beds National Monument • 15 minutes to Paradise Cove/Guffey Gorge • 30 minutes to Cripple Creek Casinos • 30...

Cute & adorable cabin in the middle of pristine nature! The wood burning fireplace was so cozy after afternoon showers. The hosts were very responsive and even suggested an awesome short hike at Paradise Cove which was amazing! They were extremely accommodating and kind. I even left a personal item at the airbnb and they offered to mail it to my home address. Wonderful hosts and it made the experience even more enjoyable to feel so supported. Thank you!
