Thank you for considering our private walk-out basement guest suite with beautiful mountain views! Before hitting that "book now" button, pretty please read the ENTIRE listing. Yes, the whole thing! We promise it’s not War and Peace. We want you to be aware of the potential noise and other quirks so there are no surprises. We truly want your stay in Colorado Springs to be terrific from start to finish. Reading the entire is the secret to setting happy expectations and less stress for us both! 😁

Thank you for considering our mountain view guest suite. I hope these details help you make the best decision for you! We've tried to give any many specifics as possible but please feel free to reach out with any questions before booking! Happy to help! The Apartment: The guest suite is located in the walk-out basement of our home. You will have a private entrance around the back of the house with a digital lock to check in at your convenience. There are NO shared spaces. Enjoy the mountain view through the large picture window or sit outside on the patio to watch the sunset behind Pikes Peak. There are two bedrooms with king size beds. One of the bedrooms has a convertible sofa and there is a portable foldable mattress for extra guests. It is suitable for a maximum of 4 adults and 2 children or 2 adults and 4 children. Plenty of blankets are provided. (Please note: we do not provide bedding for the pack-n-play/portable crib.) The kitchen includes granite countertops, a full fridge, two burner induction cooktop, microwave, crock pot, countertop oven, and compact dishwasher. There is NOT a full size oven/range. In the private bathroom, you will find a double sink and large shower. Things to Note: Potential Noise: We love hosting and want our guests to have a wonderful stay. As stated we live in the house above. We have very active children who play, run, and have lots of fun that can be heard in the listing at times. New insulation was installed in the ceiling to help cut down on the noise but you will hear us. If you are sensitive to upstairs noise and don't plan to be out and about exploring our beautiful city, this may not be the listing for you. Please understand that we do live here and we want our children to have a childhood where they can run and play as children should. The children do have a playroom on the 3rd floor where the toys are kept (this really helps cut down on noise) and do go to bed before 9:00 pm most nights. However, if you think the noise of our children playing will bother you we kindly ask that you choose another accommodation. It's not that we don't want to host you but we want you to have the best stay possible! Dog: We also have a very friendly (with people) dog but the patio is fenced off. Please don’t feed him as we don’t want to encourage his visits. He doesn't like other dogs so please don't ask to bring a pet with you. We will not be responsible for any harm done to an animal brought on our property. Temperature: As stated this is an apartment in the basement so there is one AC and heater for the entire home. There is not a separate temperature control for the basement. The temperature is controlled by a Nest thermostat upstairs in our house. It can be significantly cooler downstairs. Please pack with this in mind. There is a space heater for your use and plenty of blankets. The fireplace is inoperable. Please understand that we cannot turn down the air conditioner significantly because it will make our upstairs unbearably hot and we will not be able to sleep. Appliances: The kitchen in the apartment runs on a single electrical circuit therefore only one appliance can be used at a time. For example, don't run the induction cooktop and the dishwasher at the same time. We thank you in advance for being mindful. Washer/Dryer: There is a washer and dryer in the unit that you are welcome to use. Please note due to the plumbing when the washer drains it may back up into the shower. It won't overflow or anything but we do ask that you don't run the washer while taking a shower. (It won't hurt anything but we don't want you to be surprised!) Path to Apartment: The path to the apartment is covered in gravel and has a slight grade. Parking: Please park on the street in front of our house. We have room for two cars maximum. Yard Work and Upgrades: Please note we are in the process of updating our yard and building retaining walls. This will not affect your stay (your patio is private with a fence) but we want you to aware that you may see dirt piles and/or construction materials. Backyard: The guest suite has a patio with view of the mountains and our backyard. Please note the backyard and our kids' trampoline and treehouse is not for guest use. Again, the guest patio is separated from our yard by a fence. Uncontrollable Circumstances: No refunds will be given for events outside of our control including but not limited to electrical outages, internet outages, city water shut offs, weather, and any other disruption outside of our control. Location: Colorado Springs has no shortage of things to do! The apartment is centrally located with quick access to I-25, Academy Blvd and Woodmen Rd making it easy to get around town. •10 minutes to the Air Force Academy and Pro Rodeo Hall of Fame •15-20 minutes to Garden of the Gods, downtown, Old Colorado City, Glenn Eyrie Castle, and Olympic Training Center. • 20-25 minutes to Manitou Springs , Cheyenne Mountain Zoo, Cave of the Winds, and Manitou Cliff Dwellings. • 25-30 minutes to entrance of Pikes Peak, The North Pole, Green Mountain Falls, and Woodland Park. The property is also within walking distance to Pulpit Rock Park and Austin Bluffs open space. We highly recommend hiking up a moderately difficult trail to Pulpit Rock to take in the views. There are plenty of restaurants, shopping, and activities like mini-golf and a trampoline center nearby. Cottonwood Creek Trail that runs along Cottonwood Creek is close by as well. While we are located in town, an encounter with a dangerous animal is unlikely but not impossible. Such animals include (but not limited to) bears, rattlesnakes, poisonous spiders, mountain lions, coyotes. Lease Agreement: By booking this property you are agreeing to the rules and lease agreement as stated in the rules section of this listing. Guest/Host Interaction: We live on the property but like to give guests their space. We keep to ourselves but are happy to assist if needed! Please send us a message right away if something does not meet your expectations and we will do our best to fix it right away. Our goal is that you have a peaceful relaxing stay. House Rules

We are happy you are considering our property! We believe most people are kind, honest, respectful, and have good common sense. These rules are for the few who may need a reminder. By booking our property you are agreeing to the following rules and the following short term lease agreement. Please NO UNREGISTERED guests on the property. Unregistered guests will result in a fine or may be asked to leave. NO SMOKING of anything or VAPING in or near any opens windows of the house. We have a commercial fire alarm and it is very sensitive. Smoking in our near open house windows will result in a forfeit of your deposit plus any additional cleaning charges. Please do NOT pour grease or large amounts of food down the drain. Rinsing off plates and such is totally fine. Quiet hours are from 10:00 PM to 7:00 AM. We live upstairs and will give you the same courtesy. :-) We are a child-friendly house but NOT a child-proof house. Please keep and eye on children to prevent accidents and damage. Please report any damage immediately. While we love animals there are no pets allowed. Service animals are welcome. Per ADA guidelines, the animal must be under the handler’s control at all times and are not allowed to be left alone at the property. Animals must be taken out FRONT to relieve themselves. The backyard is astroturf and not suitable for animal waste. Please lock doors and turn off lights when you leave. This goes without saying :-) but please do not take towels, bedding, decor, kitchen supplies, bathroom supplies, unused cleaning supplies or anything that you didn’t bring with you when you leave. All items are accounted for between guests. We are trying to keep our prices reasonable for the area and this helps us accomplish that. Please do not move large furniture. Check out is promptly at 10:00 AM to allow time to properly clean and get house ready for next guests. Thank you for understanding! For your convenience we offer self check-in with a code Please remove shoes. It greatly helps us to keep the house clean as possible for you and future guests by removing your shoes. It also helps the rugs to last longer. White towels are for bath use only please (no hair dye or other staining type products). We do also provide makeup towels/wipes, dish towels, and cleaning rags for your other needs. Primary guest must be at least 24 years old. Please do not turn the AC down lower than 70. If is overworked it may ice up the system which will disable the cooling altogether. Please do not disable or remove smoke or carbon monoxide detectors. If you experience any problems or battery issues, notify us immediately. Please do not flush ANYTHING other than toilet paper down toilet. It will clog. Guests are responsible for plumbing bill should anything other than toilet paper be found. **VACATION RENTAL LEASE AGREEMENT** •Any payments you make are non-refundable. Please read the cancellation policy carefully before booking and consider purchasing travel insurance (Section 2). •Depending on certain circumstances and at Owner’s sole discretion and goodwill Owner may issue you a future travel credit for future use as your sole and exclusive remedy (which are subject to certain restrictions set forth at issuance including that travel credits are non-transferable and must be used 2 years from issuance). •You are releasing Owner and the homeowner from certain types of liability and agreeing to assume certain risks on behalf of yourself and each individual present during the stay you are aware that traveling may increase your risk of contracting COVID-19. •This Agreement requires claims to be resolved through Arbitration •This Agreement contains a Jury Trial wavier and a Class action waiver By clicking “Book Now” you are acknowledging and agreeing to each term included in this Rental Agreement, which specifically includes each of the above-described terms and conditions, as well as any applicable rules, policies, terms or conditions specific to the property: BOOKING TRANSACTION: This Agreement is between OWNER and the individual completing this booking transaction for the Vacation Rental (“GUEST/OCCUPANT”). HOUSE RULES & POLICIES: The Vacation Rental may have specific rules and policies regarding pets, smoking/vaping, quiet hours, parking, pool and/or hot tub usage, and other local, HOA, or property regulations. GUEST/OCCUPANT agrees to abide by the rules set forth in the VRBO/AIRBNB/BOOKING PLATFORM listing at all times while at the property and shall cause all members of the rental party and anyone else GUEST/OCCUPANT permits on the property to abide by the rules at all times while at the property. These rules are detailed in the description section of the Vacation Rental listing, in an Exhibit A attached hereto, or as otherwise delivered to you, and are incorporated into this Agreement. Please review these terms carefully, as violation(s) may result in additional fees or the immediate removal of you and other members of your party from the Vacation Rental without refund. Further, violation of any law or ordinance by any individual at the Vacation Rental during your reservation will result in the immediate removal of you and other members of your party from the Vacation Rental without refund. DAMAGE/RESERVATION DEPOSIT: A damage/reservation deposit has been paid through VRBO/AIRBNB/BOOKING PLATFORM. The security/damage deposit is NOT applied toward rent; however, it is fully refundable within (14) days of departure, provided the following provisions are met: a) No damage is done to property or its contents, beyond normal wear and tear.
b) No charges are incurred due to contraband, pets, smoking, extra guest fees, or collection of rents or services rendered during the stay.
c) No excessive cleaning required. All debris, rubbish and discards are placed in the trash cans and soiled dishes are cleaned.
d) No linens/towels are lost, stolen, or damaged.
e) The GUEST/OCCUPANT (or any of GUEST/OCCUPANT’S visitors) is not evicted by the owner (or representative of the owner), or the local law enforcement.
f) Prohibited items are not discovered by plumber should the drains get clogged. In that instance you will be charged for the cost of the plumber to unclog drain. FALSIFIED RESERVATIONS: Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit, and/or rental money, and the party will not be permitted to check-in. REPAIRS: The OWNER must be notified immediately if you discover any item that needs attention. END OF TERM: At the end of the term, the GUEST/OCCUPANT shall leave the premises in good condition, items returned to their ordinal locations, and remove all GUEST/OCCUPANT property. WEATHER / ACTS OF GOD: OWNER is not responsible for any weather conditions or acts of god or nature that happen before or during GUEST/OCCUPANT’S stay on premises and no refunds will be made. This place was very cozy and welcoming. The place was clean and everything matches the discription. We did stay in the lower level of the hosts home so you can hear their steps but the hosts are very clear and transparent about it and they respected the quiet times. Overall this was a great place to stay near main attractions like Pikes Peak and Garden of the Gods. It also near stores like Costco, Trader Joe's, and Sprouts. Neighboorhood is calm and quiet. Enjoyed our stay and the hosts were very welcoming.

I will be returning to this Airbnb and recommending it to all my family and friends! Me, my husband, and his grandmother stayed here and made some of the most special memories. Everything in the rental is EXACTLY as described in their listing. It was extremely clean, cozy, and had a spectacular view. Check in and check out were super easy and seamless. The hosts responded within minutes to any messages I sent and they were so kind and accommodating. I could truly go on and on about this place. Money well spent! We had an amazing stay! Space was so beautiful and the views gorgeous! Hosts were very friendly, helpful, and easy to communicate with, made us feel comfortable! In a great location close to many things. We enjoyed our stay and would definitely come back!

our family felt right at home, the kids didn't want to leave. there were toys, books and games to keep busy after a long days of adventure at near by attractions. everything we wanted to see was a close drive away. any questions or concerns were answered extremely quickly. everything you would need was provided. the views were stunning, mornings with coffee and mountains were our favorite part. we hope to be back soon!
